Labor Costs

The ability to control your labor costs is just as important as controlling your material costs. You do not want the subcontractors billing for more than what they installed. We can calculate labor quantities for most construction trades.
We will provide you the solid block count for your block masons, the lineal footages and square footages of concrete to pour by your masons, the total boards to hang by your drywall hanger, and the square feet of tile to lay by your tile mason.

Computer Takeoff

We have automated the takeoff process using takeoff software and digitizers. One of the programs we use allows us to import digital plans and then do the takeoff on-screen. We use a digitizer for those contractors that only have hard copy plans. We spend less time doing a takeoff than those builders and contractors that are not computer automated. So if you have an estimator doing his takeoffs with a scale and a legal pad you are wasting time and money. Along with the takeoff, you will receive a color coded plan which illustrates the areas that were quantified. The software we use reads the following image files:

Takeoff Format

The takeoff we send you is in Microsoft Excel and will have the item, the quantity, the unit of measure and the location. We organize the takeoff in a number of estimating formats such a CSI, by cost code or construction phase. We can utilize your estimating spreadsheets by inputting the quantities into the correct item codes and cost codes. We can list the items by location as well, which is a built-in audit trail.

Field Audit

We offer track builders building in the Tampa Bay market field audits. After we provide you with a takeoff, we can visit your job site and conduct a material audit. The project estimator will verify the correct items and quantities were delivered. Once your subcontractor has finished, any variances will be recorded by us. We will revise the material list and send it to you. The takeoff will now serve as your base material takeoff. Therefore the next time you build that particular model home, you will have an exact material cost.

Our Turnaround Times

Our Turnaround Times
We turnaround most residential takeoffs within 24-48 hours from the time we receive a complete set of plans. We turnaround the following items within the following time frames; concrete and masonry takeoffs next day, lumber takeoffs next day, slab thru lintel within 36 hours, and a complete takeoff with 48 hours. Commercial projects vary from project to project.
